Saipan has for many reasons been considered “Lucky Saipan”…..Saipan Real Estate will show you why now is an excellent time to be investing or purchasing property in this enchanting tropical paradise. With just over 4000 hotel rooms for the last 15 years and a very close market of 400+million Asian potential visitors within only 3-5 hours “Lucky Saipan” has been an excellent easy, safe, tropical escape for so many . The “glass” has been over half full with an average 60% occupancy. Just two (2) more daily flights of 300+ visitors will fill up the remaining rooms. The only two hotels doing poorly are the old Nikko Hotel (now Palm Resort) and the old Grand Hotel. Ownership changes should have a favorable turn around.
“Lucky Saipan” tends to benefit as has occured in past recessions in Japan, and now the world. Most travelers cut back long haul trips and short destinations, like Saipan, tend to benefit. The strong Yen has further helped.
“Lucky Saipan” has benefited from the strong Asian demand for English at the critical secondary school age which has developed into a respected Education-Tourism market. Previously, the sole markets were from Koreans and Japanese, now new Chinese and Russians are also showing interest. This interest has helped fuel Asiana increases in flights weekly, have nearly filled up all the private schools here, and have given us a strong underground economy to replace the dead garment industry economy. This Education-Tourism results in high repeat visitors, and fueled the multiplier effect as they rent homes, buy cars, eat at restaurants, play golf and other sports. Usually one parent stays here with her kids and and the other visits often with a friend to play golf and have the guilt dinners.
Asiana Airlines has successfully implemented three (3) Osaka stopovers with ANA selling the tickets and strong load factors giving us direct Japan seats. Asiana has agreed while the Korean Won remains weak to increase the flights to 7 days a week plus add possibly 2 more Japan cities for stopovers ; excellent for us and will help fill up our “glass”.
Russians have shown increasing interest in our location and Asiana and local hotels have also had the foresite to market to Russians to fill the Korean seats. We could easily see over 10,000 Russians this year they being currently the best spenders who generally stay 10 to 14 days on average.
